Without prejudice to the terms of the tenancy and unless otherwise agreed in writing the following fees costs and charges may be payable by the tenant:-
£180.00 for the first applicant and £30.00 for each additional applicant guarantor or permitted occupier which is non-refundable once an application is in progress. (To assess suitability and affordability together with identity immigration and visa confirmation financial credit checks obtaining references from relevant sources and any other relevant information)
Lets with Pets fee, £30.00 (Preparation of additional documentation and determining suitability of the pet). An additional pet deposit could be taken and held together with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.
A fee equivalent to the Letting Fee (see below) where the Property is re-let at the tenant’s request and with the landlord’s consent.
A fee equivalent to the Letting Fee (see below) where the agreement is assigned at the tenant’s request and with the landlord’s consent.
A fee equivalent to the Application Fee (see below) where the agreement is amended at the tenant’s request. (Amending and updating terms or arranging a further tenancy due to a change in the tenant’s circumstances)
A fee equivalent to the Application Fee (see below) where the agreement is amended at the tenant’s request with the landlord’s consent. (Determining the suitability of the pet preparation of additional documentation and processing any additional Tenancy Deposit which may be taken and held together with the original deposit in a government authorised scheme)
£30.00 for the second and any subsequent rent demands and payment reminders issued by the agent where the tenant fails to pay rent in accordance with the terms of the agreement. (It is not the landlord’s or the agent’s responsibility to demand rent payment)
£30.00 for processing unpresented (bounced) cheques or standing order (including bank charges)
£30.00 for notice of any breach by the tenant of any of the tenant’s agreements and in the case of legal costs on a solicitor and own client basis
A fee equivalent to the Attendance Fee (see below) where the agent has to attend at the property because of the tenant’s failure to comply with the agreement when prior notice has been given
A fee equivalent to the Attendance Fee (see below) for the service of any notice (whether statutory or otherwise) connected with the tenancy where this relates to any breach of the terms of the tenancy)
A fee equivalent to the Attendance Fee (see below) where a property visit is frustrated by the tenant failing to allow access to the property or missing an appointment where prior arrangement has been made.
£30.00 in addition to the contractor’s or workman’s own charges for the agent to rearrange with contractors or workmen to attend because of the tenant’s failure to allow access to the property after prior arrangement has been made.
£30.00 in addition to the contractor’s or workmen’s own charge for the agent to arrange for contractors or workmen to attend at the Property because of the tenant’s failure to comply with the agreement. (Arranging for removal of rubbish cleaning tending overgrown gardens or any other purpose)
£30.00 for notifying suppliers (gas electricity the telephone water and council tax authority) of change in occupancy where the tenant fails to give the appropriate notice to the relevant supplier.
£30.00 for all applications by the tenant for any approval of the landlord required by the terms of the agreement including cases where a consent is refused or the application is withdrawn or is not proceeded with.
£30.00 for supplying a reference on behalf of the Tenant.
£30.00 for supplying copy documents (tenancy agreements inventories arrears statement or any other documents).
£150.00 in addition to Travel Costs (see below) for the preparation of a Schedule of Dilapidations whether during or at the end of the tenancy as a consequence of the tenant’s failure to keep the property fixtures fittings and contents in an acceptable condition as stated in the agreement.
£150.00 for obtaining estimates and preparation of evidence for submission to an adjudicator in connecting with a tenancy deposit dispute.
£12.00 per day or part thereof in addition to the Attendance Fee (see below) for the removal and storage of small possessions left by the tenant.
A fee equivalent to the Attendance Fee (see below) for retrieving mail from the property at the tenant’s request and £30.00 for forwarding mail where the tenant fails to make appropriate arrangements.
Travel costs shall be calculated at the rate of 45 pence per mile or part thereof measured by road between the Property and the HU13 0AH there and back.
The Agent’s standard charge for attending at the Property is £60.00 per hour or part thereof in addition to Travel Costs.
Equivalent to 2.5 week’s rent or a minimum of £480.00 whichever is the greater. (Marketing the availability of the Property correspondence negotiation inventory reporting etc. financial credit checks obtaining references from relevant sources and any other relevant information)
The foregoing fees costs and charges are shown inclusive of VAT.
Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Interest at 3% above the Bank of England Base Rate and Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
£50 (inc VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
£50 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
